Why Owners in South Boston Pulled Listings Last Year—And Why Now’s the Time to Reconsider

In 2024, many South Boston owners chose to take their properties off the market—and it wasn’t without reason. Elevated interest rates (bye bye free money), cautious buyers, and market uncertainty caused listings to sit longer than usual. Real estate really has been in a recession since late 2022 when we look at transaction volume. Sellers grew frustrated by fewer showings, lower offers, or no offers at all. In some cases, the market was hard to understand, so they hit pause, and understandably so.

The good news is… as we settle into 2025, conditions are shifting—and it just may be the ideal time to reenter the market. Here’s 5 reasons why:

1. Inventory is Tighter Again But…

Many sellers have stayed on the sidelines hugging onto their low rates, and now buyers are facing limited options. That means less competition and a stronger spotlight on your listing, but the winds are shifting. As of this writing, inventory is up more than 30% and back to pre-pandemic times in Southie.

Renting vs owning metrics have never been wider, meaning, it’s much more expensive to own than rent in many cases.  We are seeing an uptick in serious, qualified buyers as life can only be delayed so far.  Buyers who can mitigate high rates with larger down payments are here. They’re more motivated and ready to act—especially in a desirable neighborhood like South Boston.

One of the biggest mistakes last year was overpricing. This isn’t 2021 any more. The market has become more transparent, and pricing your property right from day one leads to better offers, faster.
