Based on my observations of the today’s market...
❌ Overpricing. Plain and simple.
We’re no longer in a 2021-style frenzy which was an economic fantasy. Looking back at how things were many of us can’t help but shake our heads in disbelief at what went down across all markets.
Interest rates have changed, buyer behavior has shifted, and price sensitivity is as real as can be. Yet many listings are still hitting the market with numbers that reflect old expectations and not the current realities.
When you overprice in this environment, you don’t just risk a slower sale. You risk no sale. Today, pricing strategy is everything. It’s not automatic anymore.
