We’re not seeing a flood of new construction. In fact, permitted new projects are down more than 50%. So what’s fueling the inventory spike? Resale units — properties that aren’t moving as quickly, stacking up month after month.
We're now hovering around 5 months of inventory — a level we haven’t seen in more than a decade. That may sound like a small number, but in a dense, supply-constrained neighborhood like South Boston, it’s a big deal. And it’s the kind of supply pressure that, historically, leads to price softening if buyer activity doesn’t rebound.
